Peppertree Bend
The world's reach. A method that makes it compete.
Luxury Portfolio InternationalLeadingRE
A note before we begin
Howa,
Most presentations tell you how a home will be marketed. This one explains how a result is created.
Over the next eight chapters we will walk through your estate as a buyer will see it, the value it holds, the global platform that will carry it, and the science behind the method we recommend. By the end you will know exactly what happens, when, why, and how you stay in control at every step.
Exposure finds buyers. Competition decides price. We bring you both.

Chapter I
The Estate
Steel, glass, stone and water, set above four horizons.
How a buyer will first understand it
Not a house with a view. A hilltop compound that owns it.
Behind private gates on one of San Juan Capistrano's most coveted hillside enclaves, the estate captures the Pacific, the mountains, the city lights and the historic Mission. Floor-to-ceiling glass blurs inside and out; indoor water features and a koi pond bring calm to a home designed equally for grand entertaining and private retreat.

01
Four horizons
Pacific Ocean, mountains, city lights and the Mission San Juan Capistrano from one gated hilltop.
02
Steel, glass, stone, water
Cubist modern architecture with floor-to-ceiling glass, indoor water features and a koi pond at its heart.
03
A private wellness resort
Gym, sauna, steam room, spa-inspired primary bath and a solar-heated black-bottom infinity pool.
04
Built to host
Chef's kitchen, formal dining, temperature-controlled wine room, theater, game lounge and outdoor kitchen.
05
The waterfall wall
A 15 ft+ architectural stone wall cascades into the pool from the elevated pool house above.
06
Recent enhancements
Redesigned driveway with vehicle turntable, upgraded outdoor living, enhanced solar, basketball court.

The setting
Minutes to Dana Point Harbor, the beaches, and historic downtown San Juan Capistrano.

Chapter II
Its Value
What the record shows, and what it cannot.
$3.75M
Last recorded sale, July 2020, after 15 days on market ($408 per sq ft).
$6.91M
Current public automated estimate (Homes.com), ±$751 per sq ft.
+84%
Estimated appreciation since acquisition, before recent enhancements are fully priced in.
Our objective, stated plainly
$6.91M is not our number. It is an algorithm's guess.
Howa, my goal is to find and sell to the buyer who will pay the absolute maximum the market will bear for this estate, not to accept an estimate, a comparable or a "fair" price. We don't anchor to $6.91M. We build an audience large enough, and a competition strong enough, to find out how high the market will go.
— Michael Mahon
Comparables inform the market. They do not define it.
An algorithm cannot price a waterfall wall, a vehicle turntable, a koi pond or a view of the Mission. Homes like this are one of one. Their true value is revealed only when qualified buyers who want it are placed in the same moment, competing for the same opportunity.
Before any number is set
A live market study, prepared with you
San Juan Capistrano, Dana Point, San Clemente, Laguna Niguel, Monarch Beach and Newport Coast · gated view estates · 6,500 to 12,000 sq ft · $5M to $12M.
Figures above are public, automated and approximate. They are context, not an appraisal.

The platform delivers the audience. Sellers Reserve turns the audience into competition.

Chapter IV
The Science
Why some homes sell for more than anyone predicted, and others sit.
Lesson one
Value is subjective. Competition reveals it.
In a conventional listing, one buyer negotiates against you, at their pace, using time as leverage. In a competitive sale, buyers negotiate against each other, to a deadline, and leverage returns to the seller.
Conventional
Buyer vs. seller
Open-ended. Price discovered downward.
Competitive
Buyer vs. buyer
Defined date. Price discovered upward.
Lesson two
List
Wait
Fewer showings
Reduce
Buyers wait
Reduce again
Perception fades
Time kills price.
The longer an estate is available, the more buyers ask "what's wrong with it?" or "how much lower will they go?" Neither question helps you. Our method is designed so that question never gets asked.
Lesson three · the psychology of the decision
Four forces that move a qualified buyer to act.
01
Scarcity
One estate. One date. When buyers know it will not be available next month, they act this month.
02
Urgency
A defined sale event replaces open-ended waiting with a decision point.
03
Social proof
Visible competition tells every buyer that others see the same value they do.
04
Loss aversion
People work harder to avoid losing something than to gain it. Competition activates that instinct.
See it in action

Chapter V
The Method
We don't leave outcomes to the market. We engineer the conditions.
Step one
The Property Success Blueprint
A forensic analysis completed before any media is shot or any buyer is called. We start with the premium result, then design the campaign that creates it.
01
Property
Architecture, arrival, light, sound, water, staging, every view line from every room.
02
Market
Active, sold, withdrawn and expired estates from Dana Point to Newport Coast, $5M to $12M.
03
Buyer
Who they are, where they live, what they own and what will move them to act.
04
Story
The emotional proposition, the imagery that proves it, the channels that reach it.
05
Sale
How interest becomes competition, and competition becomes a result.
Step two · who buys Peppertree Bend
Stop selling bedrooms. Start selling a life.
01
The entertainment & sports principal
Malibu, Pacific Palisades, Beverly Hills, Calabasas, Newport Coast
They want
Privacy, gates, scale, a home that performs as a stage.
Peppertree offers
A gated hilltop compound with theater, game lounge, gym and a pool that photographs like a set.
02
The founder relocating west
Bay Area, Austin, New York, Scottsdale, international
They want
Coastal lifestyle without the coastal compromise, architecture with a point of view.
Peppertree offers
One acre, no HOA, modernist design, solar and minutes to Dana Point Harbor.
03
The wellness & multigenerational buyer
Orange County upsizers, Middle East, Asia-Pacific, Canada
They want
Space for family, guests and health, all on one private site.
Peppertree offers
Six suites, a guest casita, sauna, steam, gym, basketball court and resort-grade water features.

Step three · the campaign
Above it all.
Four horizons. One private hilltop. San Juan Capistrano.
The film does not open on the front gate
First light over the Pacific · Mission bells · Dana Point Harbor · the drive up the hill · the turntable turns · then the water.
Step four · media & distribution
Every buyer, everywhere, in the same window.
Sellers Reserve's in-house media team produces the story. FirstTeam, LeadingRE and Luxury Portfolio carry it across 70+ countries, all timed to the same launch day so demand concentrates rather than trickles.
- +Hero architectural & twilight photography
- +Cinematic property film

The Peppertree Private Preview
An invitation-only evening for the top luxury producers across FirstTeam's 2,200 associates and the wider coastal market, from Newport Coast to Malibu. Hospitality, the film, a buyer brief.
Then we call every one: "Which of your buyers should see it?"
The house becomes a venue, not an open house
Signature evenings on the hill
Sunset Above the Mission
A catered twilight evening on the terraces for invited buyers, wealth advisers and family offices. The ocean, the city lights and the Mission bells, as the house was meant to be seen.
The Peppertree Wellness Morning
Yoga by the infinity pool, a session in the gym, sauna and steam, a healthy chef's breakfast. The wellness rooms sold as a reason to buy, not a list of features.
Cinema & Cellar
A private screening in the theater, paired with a sommelier tasting from the wine room. Small, seated and memorable.
The Motor Court
A collector-car morning around the turntable, in the spirit of NOBLEMAN's own FirstTeam evening at Rolls-Royce Orange County. Partners to be confirmed.

Tue Dec 1

Dec 2 – 6
If needed: Phase Two
If bidding stops below reserve, a five-day best-and-final window opens with the buyers we already know.
Late Dec
Proposed close
Closing timeline set by Howa in advance. A close before year end is possible if that suits her.
The reserve
Not set on day one.
About 48 hours before the auction, Howa and Michael sit down with a bidder intelligence report. "This is what the market has told us." Then we set a reserve that protects her without killing the competition we spent three weeks creating.
The evening
A private gala on the hill.
No banners, no carnival. Controlled attendance, architectural lighting, champagne, qualified bidders and remote bidding where appropriate, called by Michael Mahon himself.
If we pass in
The campaign doesn't end.
If serious buyers stop below reserve, we know exactly where each one stands. Within hours a five-day best-and-final window begins. Only if that fails do we move to a conventional phase.
Pricing strategy
Lead with the event, not a number
A strategically set buyer guide invites the widest qualified pool to the table. Better eight buyers who believe they can buy it than one who believes he cannot.
Fully compliant
Listed through FirstTeam, sold through competition
Where MLS rules require conventional pricing, the estate is listed in a compliant format while the Sellers Reserve campaign drives the competition.

Chapter VII
Your Control
Competition never means surrendering control.
The reserve protects you
Your price floor. Your terms. Your decision.
- 1You set the reserve, guided by evidence, not hope.
- 2The estate only sells at the event if your reserve is met.
- 3Only registered, qualified, funded buyers can bid.
- 4Terms, deposit and timeline are set by you in advance.
- 5Contracts are structured for clean, non-contingent closings where the terms provide.
- 6You can accept a pre-event offer, but only if it is the right one.
Seller intelligence
Not "we had a couple through this weekend."
A live campaign dashboard, run the way an investment bank runs a sale. You see what we see, as it happens.
The usual approach
